Penzance was approached by a local broker in an off-market transaction to salvage a challenged development site located at 3865 Wilson Boulevard. Penzance worked with Arlington County to receive a variance to construct an accessible entrance to the underground garage from a county road and negotiated an easement with an adjoining land owner to solve the issues prohibiting construction. Penzance leased the building to 97% occupancy within 18 months generating a sizable return to investors.
