JOB TITLE: Corporate Accountant
REPORTS TO: Finance Manager

COMPANY DESCRIPTION:

Penzance Management, LLC (the “Firm”) is an owner, operator, developer, and investment manager of commercial real estate located in the Washington, D.C.  The Firm has been targeting office, multifamily and other commercial real estate assets that offer compelling risk-adjusted returns for more than two decades.  Penzance has a history of utilizing creative strategies to maximize value and drive NOI growth.  The Firm currently manages approximately 2.0 million square feet of office and has ownership interests in approximately 1,000 residential units.

JOB SUMMARY:

Penzance has an immediate opening for a Corporate Accountant to join its Finance & Accounting group.  This role will report to the Finance Managers.  The Corporate Accountant will be responsible for recording transactions in the books and records of the Firm, working within a team environment with property accounting, senior management and all departments.  The position will also be responsible for ensuring the integrity of financial data presented in corporate and upper tier financial statements, working with various banking institutions and participating in ad-hoc projects as necessary.

This role requires the ability to work collaboratively across the organization as well as with external partners.  This is an exciting opportunity for an individual to join a fast-paced firm that has just raised its first fund and for the individual to participate in building the corporate accounting platform.

Job Duties and Responsibilities:

  • Prepare workpapers supporting monthly close process and month end balances for multiple corporate entities
  • Accounts payable and expense management for multiple corporate entities
  • Reconciliation and payment of corporate credit cards
  • Preparation of work papers for capital funding calls
  • Recording cash receipts and deposits
  • Monitoring and actively following up on outstanding accounts receivable
  • Prepare weekly bank reconciliations for multiple accounts and entities
  • Record financial transactions and prepare financial reports to ensure compliance with GAAP, tax, and necessary regulatory reporting requirements
  • Prepare schedules, monthly accruals and reconciliations for account balances including but not limited to:
    • Intercompany transactions
    • Payroll
    • Benefits
    • Insurance
  • Prepare financial statements, annual budgets, and other reports for internal and external use
  • Complete all period-end reporting requirements (month-end, quarter-end, etc.) for both internal and external stakeholders
  • Additional duties as required

Qualifications:

  • 3+ years of experience in an accounting or finance role
  • Commercial real estate industry experience preferred
  • BA/BS Degree in Accounting or Finance, CPA Preferred
  • Strong communication skills, positive attitude and team-player
  • Strong sense of ownership and urgency with an entrepreneurial spirit
  • Ability to multitask and prioritize work in a fast-paced environment
  • Advanced Excel skills preferred
  • MRI knowledge a plus

TITLE: Senior Property Accountant

JOB SUMMARY:

Penzance has an immediate opening for a Senior Property Accountant to join its Finance & Accounting group.  This role will report to the Property Controller.  The Senior Property Accountant will be responsible for recording transactions in the books and records of the Firm, working within a team environment with property accounting, senior management and all departments.  The Senior Property Accountant is expected to have a working knowledge of all financial aspects of the properties within his/her assigned portfolio.  The position involves financial statement preparation, investor/owner/lender report preparation, financial analysis, budgeting/forecasting, assisting with audits and tax return preparation, and responsibility for all property financial transactions.  The role encompasses all financial, accounting, reporting, support and analysis tasks normally associated with the operation of commercial real property.  The Senior Property Accountant will serve in support role in most cases and will be principally responsible for tasks in other cases.

Roles and Responsibilities

Cash and Treasury Management:

  • Assist with cash management including but not limited to:
    • prepare monthly cash flow projections
    • prepare capital calls/distributions
  • Liquidity Forecasts
    • assist asset managers and property managers with preparation of forecasts for projects
  • Prepare monthly bank reconciliations for multiple bank accounts

Accounts Receivable and Accounts Payable:

  • Assist with processing of transactions and resolving issues as required by workload of Accounting Clerk
  • Assist with delinquent tenant accounts

Monthly Close:

  • Prepare and record monthly journal entries
  • Prepare workpapers supporting monthly close process and month end balances
  • Prepare schedules, monthly accruals and reconciliations for intercompany transactions
  • Record equity entries for joint ventures

Financial Accounting:

  • Assist in preparing investor reporting packages
  • Assist with preparing lender/owner quarterly/annual financial statements as required by various agreements and covenants
  • Assist with preparing workpapers as required for annual audits and tax return preparation efforts
  • Assist development group with project reporting, draw package preparation as needed

Property Management Support:

  • Assist property managers with property operating expense reconciliations and billings
  • Assist in financial aspects of property and tenant construction projects

Other:

  • Assist with preparation of various government reports and returns, including income and expense questionnaires, personal property tax returns, etc.
  • Assist with resolution of software issues as they arise

SUCCESSFUL CANDIDATES WILL POSSESS THE FOLLOWING:

  • Bachelor’s Degree in Accounting or Finance.
  • 3+ years of accounting experience with an emphasis on commercial real estate in a comprehensive role
  • Understanding of GAAP accounting
  • MRI/Nexus experience preferred
  • Strong writing and communication skills
  • Detail oriented and very analytical
  • Strong organization skills

Penzance has an immediate opening for an Accounting Clerk to join its Finance & Accounting group.  The Accounting Clerk will be responsible broadly for processing accounts payable and recording accounts receivable payments for a portfolio of properties and/or entities.

  • Process accounts payable for a portfolio of properties to include:
    • Ensure all invoices are properly approved using Nexus payables system
    • Ensure all invoices are properly recorded in MRI accounting system
    • Completes payment of approved invoices twice weekly
  • Record payments accounts receivable for a portfolio of properties
  • Provide accounting and clerical assistance to the accounting department
  • Preparing and maintaining accounting documents and records
  • Additional duties as requires

Qualifications:

  • 2+ years of experience in an accounting or finance role
  • Commercial real estate industry experience preferred
  • BA/BS Degree in Accounting or Finance preferred
  • Strong communication skills;

JOB TITLE: SENIOR CONSTRUCTION MANAGER
DEPARTMENT: DEVELOPMENT AND CONSTRUCTION

BASIC PURPOSE:

This position is responsible for the oversight of multiple construction projects or very complex high-rise construction projects within the assigned region, including planning, budgeting, bidding, approval and execution of construction.  Works hand-in-hand with Penzance Development and Investment teams, Development Partners, Asset Managers, Operations, Design Team and General Contractors to assure Company’s equity investment in long-term, hold oriented design decisions are executed and construction issues resolved appropriately. Responsible for all construction operations including overall budgeting, cost control, schedules, construction techniques, product quality and management of the design consultants for the region.

ESSENTIAL FUNCTIONS

  • Evaluates, manages and oversees multiple development projects, from design through final project completion, on a regional basis
  • Effectively partners with external and internal Developers to design, value engineer, attain project consultants and negotiate contracts to meet timely delivery of the project
  • Initiates and maintains effective communication with management personnel in departments that have impact on, or are impacted by, the projects throughout the development and construction process
  • Directs the project design and obtains approvals, as necessary, of all product and materials
  • Ensures timely recognition of potential issues, thoroughly investigates cause/effect and assesses key factors. Implements appropriate and adequate action plans to resolve with minimal interruption to schedule
  • Completes critical path schedules with assistance of the contractor and third party consultant
  • Receives and analyzes all progress reports, change order requests, costs, and payment schedules. Candidate shall development effective reporting structure to convey information in a timely manner.
  • Conducts conferences with key development personnel and consultants on the construction progress and enacts necessary changes
  • Represents the Company in a professional manner at all times. Consistently maintains a professional courteous attitude when dealing with partners, coworkers and the general public.
  • Performs other duties as necessary

JOB QUALIFICATION REQUIREMENTS

KNOWLEDGE/EXPERIENCE:

Bachelor’s Degree in Construction Management, Engineering, Real Estate or Business and eight-twelve years of progressive experience in project management of complex urban, mid and high-rise building projects, with a portion of time specifically spent on residential (apartments/condos) construction. Candidate should have a proven track record leading complex mixed-use projects in the urban environment.

MACHINES, TOOLS AND EQUIPMENT, SOFTWARE:

  • Computer proficiency (Outlook, Adobe/Bluebeam, Word, Excel and Project; Primavera and/or Sure Track required)
  • Experience with punch list software preferred
  • Excellent written and oral communication skills, polished, temperate, engaging and collegial
  • Telephone, scanner, photocopier

LICENSES/CERTIFICATIONS:

Valid driver’s license and good driving record along with auto insurance required.

OTHER REQUIREMENTS:

Some travel within assigned regional required.

PHYSICAL AND VISUAL ACTIVITIES

Ability to interpret, evaluate and communicate detailed written or verbal instructions to others accurately and quickly, including answering phones, attending meetings, written correspondence or other forms of communication.  The ability to communicate effectively (expressing or exchanging ideas by means of the spoken or written word).  This skill/ability is important in work activities in which workers must impart or receive detailed information through oral or written communication.  Ability to lift, push, pull or carry up to 25 pounds for the dissemination, supplies, materials, etc. to various locations throughout the office/job-sites.
