Investment Funds
Penzance manages over $3.5 billion of assets, including its flagship discretionary fund series Penzance DC Real Estate Fund LP (“Fund I”) and Penzance DC Real Estate Fund II LP (“Fund II”).
Fund I is a $255.0 million closed-end fund vehicle targeting value-add and development office, multifamily, industrial, and mixed-use investments located in the Washington, DC metropolitan area. It closed to new investors in 2018 after receiving commitments from a diverse mix of 16 premier institutional investors, including foundations, endowments, and a family office.
Fund II is a $345.5 million closed-end fund vehicle also targeting value-add and development office, multifamily, industrial, and mixed-use investments located in the Washington, DC metropolitan area. It closed to new investors in 2021 after receiving commitments from 13 of the 16 investors in Fund I and seven new investors for a diverse mix of 20 premier institutional investors, including foundations, endowments, public and private pension funds, a family office, a large university endowment, a large museum system, and a sports pension fund.

Our acquisitions team utilizes a deep understanding of local economic drivers and long-standing relationships to uncover assets ripe for repositioning where our team can apply their hands-on approach to creating value through renovations, deal structuring, and operational enhancements. Working collaboratively with members of Penzance’s leasing, asset, property, and construction management divisions, our investment professionals formulate business plans with heightened accuracy, ensuring investment targets are achieved through collective buy-in.
