Investment Funds

Penzance has managed gross asset value of more than $4.5 billion in real estate through partnerships with leading institutional investors, separate accounts, joint ventures, including our flagship discretionary fund series: Penzance Real Estate Funds I, II and III.

Fund I is a $255 million closed-end discretionary fund vehicle invested in value-add acquisition and development of multifamily, industrial, mixed-use, and other commercial properties located in the Mid-Atlantic.  It closed to new investors in 2018 after receiving commitments from Penzance and a diverse mix of 16 premier institutional investors, including foundations, endowments, a private pension fund, and a family office.

Fund II is a $345.5 million closed-end discretionary fund vehicle invested in value-add acquisition and development of multifamily, industrial, data center, mixed-use, and other commercial properties located in the Mid-Atlantic.  It closed to new investors in 2021 after receiving commitments from Penzance and a diverse mix of 20 premier institutional investors, including foundations, endowments, public and private pension funds, and a family office.

Fund III is a $500 million closed-end discretionary fund vehicle targeting value-add acquisition and development opportunities in multifamily, industrial, data center, mixed-use, and other commercial properties located in the Mid-Atlantic.  It closed to new investors in 2025 after receiving commitments from Penzance and a diverse mix of 23 premier institutional investors, including foundations, endowments, public and private pension funds, and a family office.

Our acquisitions team utilizes a deep understanding of local economic drivers and long-standing relationships to uncover assets ripe for repositioning where our team can apply their hands-on approach to creating value through renovations, deal structuring, and operational enhancements. Working collaboratively with members of Penzance’s leasing, asset, property, and construction management divisions, our investment professionals formulate business plans with heightened accuracy, ensuring investment targets are achieved through collective buy-in.
